Thanks to the newest tech boom, many people are moving to the Bay Area or are looking for more affordable properties than those listed in San Francisco All of a sudden, Oakland looks like a great deal for many. But where to start?
Most everyone in Oakland is familiar with the iconic neighborhoods: Rockridge, Montclair, and Grand Lake. These neighborhoods are extremely popular with homebuyers, and for good reason. Are there still neighborhoods in Oakland that are flying under the radar? Temescal was discovered two years ago, and it has fast become a new hot spot for foodies and artists, making it quite desirable. The New York Times cannot get enough of this area and has written culture stories on its emergence as the new “Cole Valley” of Oakland. Are there still Oakland neighborhoods that are both charming and affordable?

Jingletown is a small neighborhood just across the estuary from Alameda and is roughly bounded by the Nimitz Freeway, and 29th, and Fruitvale Avenues. Known as the home of the White Elephant Sale, Jingletown is a hip, artsy community just adjacent to the Fruitvale District. With a mix of both older single family homes and newer condo/ townhouse developments, the average price of a Jingletown home sold in the past 18 months is just shy of $250,000. Freeway access is a snap, and the elegant Oakland estuary is your immediate neighbor. If you want to live with artists by the water, Jingletown is the place for you.
Maxwell Park – Maxwell Park is a rambling neighborhood just below the 580 and sandwiched between High Street and Seminary Avenue. Agents often think of Maxwell Park as a great first time homebuyer neighborhood. The area features the striking architecture of the early 20th century, and is comprised primarily of single family homes. Homes in Maxwell Park range in value from the high $100s to the low $400s. The average price, however, is just around $250,000. The neighborhood is just adjacent to Mills College and features the beautiful storybook Tudor homes of Picardy Avenue, homes with beautiful views of the Bay and Oakland hills, and quiet residential streets in the heart of Oakland. If you are seeking a charming but comparatively inexpensive Oakland home, Maxwell Park is hard to beat.
Sheffield Village – Never heard of it? Sheffield Village is the Oakland outpost just above San Leandro and Interstate 580. The neighborhood is nestled in the Oakland Hills and features homes built primarily in the late 1930s and 40s, some with Bay views. Here you can enjoy access to the historic Dunsmuir House, The Oakland Zoo, and numerous parks in the Oakland hills. With the average price for a single family home here at just about $400,000, and the 580 freeway just minutes away, Sheffield Village is a little known Oakland gem that is easy to get to.
Woodminster – Want to live in the country, but don’t want to sacrifice your urban amenities? The Woodminster neighborhood is just across the street from Joaquin Miller Park and features rolling hills, deeply wooded yards, and charming (sometimes sprawling) homes, many with stunning views of the Bay. With Joaquin Miller Park as your immediate neighbor, nature is literally at your doorstep. In the Summer you can enjoy musicals at the Woodminster Amphitheater, or just hike or bike the miles and miles of trails in the three adjacent parks. The average home price in Woodminster last year was just below $640,000.
